J.W. Design and Construction was established in 1977 and has grown through aggressive business management to an annual construction volume of 11 million. As a local San Luis Obispo firm, management has concentrated on delivering quality projects while maintaining a competitive edge in the marketplace. We will interface with local approval agencies, utility companies, community groups, suppliers, etc., to encourage community support for our projects.

Our approach in working with the "Architectural Team" during the design phase is best exemplified in four of our previous construction projects: Creekside, Crossroads, APIO and Peach Street Medical Plaza. In the cases of Creekside, APIO and Peach Street, the guaranteed maximum price was established prior to completion of the construction documents. Project descriptions and letters of reference have been supplied. We have also supplied detailed project descriptions for J.B.L. Scientific, Aerovista, California Fine Wire, APIO, and the Cryolab projects. These jobs had specific requirements for coordination of owner-supplied equipment and machinery with structural, mechanical, and electrical engineering consultants.
Our philosophy regarding change orders is that we do everything in our power to avoid them. The pre-construction process will produce an accurate scope of work relative to the budget. This up-front attention to detail should eliminate the need for changes in the scope of work that could ultimately result in a change order, due to the fact that the specifications will be jointly developed with the architects, engineers, contractor and subcontractors.
All of our staff have recent industrial/manufacturing construction experience, including our support staff, for estimating, scheduling, value engineering, and mechanical/electrical coordination. Our estimating staff will competitively bid all aspects of the construction project. We have the field experience and capacity to provide concrete, rough/finish carpentry, and metal fabrication; but our experience has shown that the competitive bidding process is the most cost-effective method of construction.
The administration of the guaranteed maximum price during construction is a procedure we conduct routinely. Our on-site staff provides full-time management and coordination of subcontractor activities. Both weekly and monthly meetings are held, to discuss planning, coordination and progress payments. The bookkeeping staff, in coordination with the job supervisor and contract administrator, handles preparation of the pay request. Reports from these meetings are then generated and distributed to all appropriate parties. Administration of the payment and cost contract procedures will include the following:

Contractor's Sworn Statements & Waivers of LienRecognizing the possibility of significant scope of work changes, modification of the guaranteed maximum price would result in a percentage adjustment in the contractor fee. This adjustment would occur as a change order add or deduct based on the nature of the scope change.
